Building Maintenance Supervisor

Minimum Qualifications of Education and Experience

$26.23 - $43.81 Hourly

Associate's degree from an accredited college in business management or related field and two (2) years of experience in a similar position as listed in the work functions.

OR

Combination of education and experience equivalent to four (4) years of experience in a similar position as listed in the work functions.

Regular and reliable attendance is a necessary component of job/position. Individuals required to use County vehicles and equipment must have a valid driver's license and be free of any major traffic violations for the last three (3) years.

Nature of Work

Under supervision, coordinates and supervises the work of maintenance staff. Provides support within the planning, scheduling, coordinating of facilities moves, special projects and events. Oversees furniture inventories, space planning, and related records and files. Coordinates schedules and manages the work of contracted maintenance service vendors and supervises assigned projects. Acts as liaison between departments and works to ensure clean, orderly, and attractive county buildings. Provides on-call and back-up support for the team as needed. Leverages the strengths of team members, clarifies roles and responsibilities, and develops employees to reach optimal goals. Supports a diverse, respectful, and inclusive workplace.

  • Recommends hiring, promotions, and assignments for team members, and provides regular and timely feedback. Manages employee performance, documentation, and disciplinary actions.
  • Trains maintenance workers, conducts classes in cleaning techniques & maintenance procedures and covers work areas/responsibilities in the absence of employees as needed.
  • Inspects and evaluates completed work for conformance to standards; coaches staff on maintenance methods.
  • Establishes standards and procedures for the work of maintenance staff; arranges and adjusts work schedules for daily needs.
  • Responds to a variety of requests and complaints from employees and the public.
  • Inventories supplies and equipment, makes decisions on supply purchases, prepares budget for supplies and equipment, and issues equipment and supplies to staff.
  • Investigates new and improved cleaning methods, maintenance techniques and equipment.
  • Performs repair and maintenance of cleaning equipment and other facilities related equipment and coordinates the outsourcing of major repairs.
  • Maintains records on building maintenance activities and preventive maintenance schedules.
  • Assists in the review, selection and purchasing of new furnishings for County buildings.
  • Submits recommendations for painting, repairs, furnishings, relocation of equipment and reallocation of space.
  • Performs related duties as assigned.

Knowledge, Skills and Abilities Required

  • Thorough knowledge of the principles and practices involved in the cleaning of buildings and grounds and the general maintenance of buildings.
  • Thorough knowledge of the methods, materials and tools involved in the cleaning and maintenance of buildings and grounds.
  • Thorough knowledge of safety standards in the use of chemicals and solvents used in the cleaning and maintenance and in the operation of industrial cleaning equipment.
  • Considerable knowledge of commercial door and door hardware used in construction and maintenance activities.
  • Considerable knowledge of master key systems, methods and techniques.
  • Knowledge of wayfinding procedures and practices.
  • Knowledge of supervisory principles.
  • Knowledge of security procedures and practices.
  • Skill in project management and project coordination techniques.
  • Skill in the use of computers and technology, software, and hardware for cutting vinyl signage.
  • Skill in the use of cleaning and maintenance equipment.
  • Skill in the use of applicable tools, equipment, and vehicles.
  • Ability to establish and maintain effective working relationships with others.
  • Ability to supervise, prioritize, assign, plan and direct the work of staff and contractors.
  • Ability to establish and maintain a program for accident prevention.
  • Ability to prepare and maintain records, journals, and reports for facility status.
  • Ability to read and understand plans, sketches, diagrams, and blueprints.
